Thank you all for your time today. It was a pleasure catching up with all of you. I hope you all made it to your respective destinations safely.
All, below please see the notes from our meeting with the City of Ocala staff. As always, please feel free to add, edit, comment etc. as you all see fit so that the record is accurate, and we are able to prepare a site plan submission for 2/28/23.
Atwell Deliverables:
- Ensure the “project area” is inclusive of all of Phase I and any portions of Phase II that will be required to be utilized in construction or operation of Phase I.
- Speak with county regarding the traffic study. Bear in mind that the city is ok with the traffic study as is, so if we can convince the County that it doesn’t need to be adjusted that would be ideal.
- Order Hydrant Flow Test.
Burkentine / Precipice Properties Deliverables:
- Engage and release RVi Landscape Architects (Atwell “sister company”) to begin work necessary for site plan submission, including but not limited to design of the amenities.
- Engage and release an architect to provide renderings, color schemes, architectural style, and basic materials to be used in Phase I
- Need to decide how to handle the buffer (i.e., 20’ buffer or 10’ buffer with an opaque barrier).
- Release SWC to order Geotech work necessary for site plan. (Note, SWC has performed sporadic borings on the site with a vendor, Terracon, and would recommend that this same vendor be used to perform the remaining work. They were timely, cost effective, and know the site well.)
- Release arborist for tree mitigation report regarding the entire project area for phase I.
SWC Deliverables:
- Ensure that the survey work is updated to include the (i) flood plains, (ii) Marion County Flood Prone areas, (iii) sanitary manhole.
- After approval from Burkentine, release Terracon for Geotech work and coordinate with Atwell to ensure all borings necessary for site plan submission are performed.
General Notes:
- We are NOT performing a replat. This is one plat, and we are performing a site reconfiguration with an associated submission cost of $100.
- 50’ is the height allowed for R-3 in the City of Ocala (not certain how it is measured exactly).
- We were told that construction vehicles and residents must use separate entrances. Maybe @David Gastel and @Damon Parrish can see if there is a way to get around this rule. If it makes sense, I can speak with the City Manager as well and see if there is any wiggle room.
- CLOMA (FEMA) and BFE (City of Ocala – Code Section 122.217 for reference) will be required for site plan approval.
- Tree mitigation is only required for the project area.

- Discuss with Fire Marshall the Sprinklering of buildings and what the requirements are.
- Discuss with Waste management the trash situation
