Questions.
. Must the location of all structures (e.g., buildings, amenity features, stormwater dry basins) in the concept plan match the location in the final plan submitted to the City? No not at this time, we are just concepting but once we submit for final engineering they will need to be set
. Must the count of units in each building stay the same from concept to final plan? No just the total counts
. Are the sizes and shapes of the retention basins fixed? How did you determine the size, location, and perimeter of each basin? They are not fixed, they are currently our best guess on size and are based on roughly 20% of the site which in our experience is typically for this area. Pendng the soils analysis we my be able to shrink them but inversely if the soils aren’t great we will need to grow them. This area is a closed basin so we must capture and treat the 100 year storm event which is why the ponds are big.
. What are the “proposed potential offsite improvements”? I think we will need to build a direction left and right turn on to the site form those roads but the TIA will confirm that.
. Must the City review the apartments portion of this concept at the pre-app meeting? I would allow them to do so but that doesn’t mean we need to submit them together at final engineering.
. Will the site require two pump stations? Yes this is likely based on grades out there but we will do our best to avoid this if possible.
. Do the answers to any of these questions matter for the pre-app meeting? No we want to give them as much info as possible to give us back as much info as possible.
